Next Steps to selling your home

Free Valuation: With my in depth knowledge of the local property market, its trends and sales history, I am in a position to offer excellent advice about how to extract the best possible price for your home.

Paperwork: When you’re ready to take the next step I will send you a contract to sign online. My contract is no sale, no fee, and unlike other agents there is no long tie in period. Estate agent’s contracts are typically 16 weeks long, but I am so confident you’ll be happy with the results I generate and the service I provide, I don’t feel the need to contractually bind you to me for that length of time, potentially against your will.

I will also need to take your ID, and I will run through a few questions about your property, just to make sure I have all the answers to the most common questions I will be asked by potential buyers.

Booking the Media Team: I will book myself in to come and see you with my photographer, videographer and Energy Performance Certificate (EPC) provider. There is a certain amount of ‘staging’ of the property we do; we will agree what you are happy to have moved around before we arrive and we can discuss any little enhancements that might make for better pictures and video. The day after we have been, I will email you with the brochure and video of your property. Once I know you’re happy, we can go live.

Marketing Launch: Depending on the timeframe we are working to I will normally release a social media ‘teaser’ video of your home, which is likely to generate a few early leads before the main launch on Rightmove and Zoopla.

Viewings: Plan A is normally to conduct a group of viewings, one immediately after another, typically on a Saturday. As part of my 1 to 1 service I conduct the viewings myself instead of handing the crucial selling of your property to an office junior.

Marketing Updates: If there are no satisfactory offers from the initial day of viewings do not worry, I will be in regular contact updating you with what I am doing to sell your home. We will discuss in depth feedback from buyers, what the local market is doing in terms of activity and competition, how much interest your property is getting online and anything we can improve to attract offers. In traditional estate agency this part is also left to the least experienced members of the team, while the more experienced staff are off finding more properties to sell.

Offers: As you might have guessed, I will personally be dealing with all negotiations! This includes a ‘deep dive’ into any buyer’s financial and personal situation with regard to their ability to purchase a property. Once we are satisfied I will set about increasing any offers to their maximum amounts.

Sales progression: In 22 years of dealing with sales progression there is very little I haven’t dealt with many times before. I will use all my experience to ensure a smooth transaction that works to your preferred timescales and minimises the risk of the sale falling through.
