I moved to Epsom from my native Dorking 23 years ago to take my first steps in property with the market leading estate agency at the time. Teeth duly cut, I left my first employer and spent the following 20 years helping build the area’s most popular estate agency with my business partners, selling property from Worcester Park to Walton on the Hill and everywhere in between.
I have now ventured out on my own as ‘Andrew Burn Property, powered by eXp’.
I was fortunate to meet my wonderful wife, Cheryl, when she joined my previous business to set up what is now the market leading lettings agency in Epsom. Cheryl and her team have a large office with a view of the clock tower in Epsom High Street, and I couldn’t be more proud of her.
Everything Cheryl and I do, we do for our two sons who go to school and nursery locally. Our 10 year old dreams of playing cricket for England and has made a start at Tadworth cricket club. Lord only knows what his crazy younger brother will do with his life, but we can’t wait to see.
With two decades of estate agency experience under my belt, I’m cracking on with my mission to prove what will eventually seem obvious – that 1 to 1 service from an experienced estate agent is always going to yield better results and a smoother transaction than dealing with a whole sales team. I’m really excited to be at the forefront of this industry change for our local area, having seen the model adopted so successfully across the world for much longer.

Having lived in the local area since birth, I began my 37-year professional career in the late 1980s, training in the corporate sector of the property industry. After gaining valuable experience, I made the decision in my mid-20s to open my own office in the local Sutton / Stonecot Hill area, which went on to become a market leader.
This was an exciting and busy decade of my life, running a business alongside the two greatest joys of my life — the birth of my amazing children. Both have since gone on to become degree graduates, with my daughter entering full-time professional employment last year.
Following this period, I was approached to re-enter the corporate property sector. This role involved opening new offices and spending several years with the premier brand Fine & Country in Cheam Village.
In addition, I was asked to strengthen the company’s Land and New Homes department, managing local sites. This was a thoroughly enjoyable period, during which my performance stood out, and I became the company’s top performer.
In more recent years, I gravitated back towards independent agency, opening a flagship office once again in my beloved Cheam Village.
Following the passing of my father three years ago, I made the decision to return to self-employment. This allows me to focus on my greatest strengths — providing a bespoke, laser-focused one-to-one service for both clients and buyers.
In 2025, I was recognised for my contribution to the property industry with an honorary upgrade to Fellow Member of the National Association of Estate Agents (now known as Propertymark).
The property industry is constantly evolving, which I believe is a positive change. Allowing experienced professionals like myself, supported by the superb eXp model, to remain focused on the job of selling properties. It is a very different role to managing staff on the High Street, attempting to train a team of people to deliver great service – I can now deliver faultless service directly, on a one to one basis, to the huge benefit of my clients.

Since 1935, three generations of my family have lived in and loved Epsom. My two sons are now the fourth generation of our family to call this beautiful part of Surrey their home.
I have been an estate agent since 1999. For fourteen of those years I managed an agency in Tattenham Corner, then in 2018 set up ‘The Local Agent’ with my business partner.
However, it’s now time to put all those years of experience to good use and relaunch my services under the fantastic exp model, for a select number of clients. I am proud to say that I am now a part of the Andrew Burn Property group within eXp – a stable of super experienced, local estate agents, each of us offering a one to one service to our clients, making us an entirely different proposition to ‘High Street’ estate agents. I am at the forefront of massive change in our industry – clients no longer want to be passed around an office between staff of varying levels of experience, they want to deal with one highly competent agent who will let them know exactly what is happening at all times, and will use their experience to get the best possible results. It’s exciting to be changing the way the industry works for the better in the area I love and call home.
I can be seen everyday walking George the cockapoo who is known to many of the local dog walkers, he’s a playful boy! I train most days at CrossFit in Epsom, the community is amazing and has changed my world. It is also where I met my partner, Angela.
I have spent many years playing and supporting Sutton & Epsom rugby club, since the age of six up until fairly recently. Another community where I have literally made friends for life! I love playing golf when I can, and have enjoyed being a member at Epsom golf club over the years.
I also love to cook, read, drink far too much coffee and eat my body weight in chocolate! My latest passion has been found on two wheels, riding a motorcycle!
