Having spent the last twenty years with my business partners building THE market leading estate agency around Stoneleigh, Worcester Park, Ewell, Epsom, Banstead, Tadworth and the surrounding areas, I have now decided to provide a more personal service – this time to a strictly limited number of vendors.
Estate agency is currently undergoing huge change with the shift to the self employed model used by the rest of the world. Previously in estate agency, the valuer or business owner visiting your home would gain your trust, sign you up and hand you over to a team you haven’t spoken to before, with varying results.

Introducing our Partner Agent Jason Kates
Having lived in the local area since birth, I began my 37-year career in the late 1980s, training in the corporate property sector. After gaining experience, I opened my own office in Sutton/Stonecot Hill in my mid-20s, which became a market leader.
During this busy decade, I balanced running my business with the joy of raising my children, both of whom have since become graduates, with my daughter entering full-time employment last year. I was later approached to re-enter the corporate sector, opening new offices and spending years with Fine & Country in Cheam Village, I then managed local sites and became the top performer in Land and New Homes. Recently, I returned to independent agency, opening a flagship office again in Cheam Village.
After my father’s passing three years ago, I chose to return to self-employment, focusing on providing a bespoke, one-to-one service for clients and buyers. In 2025, I was honored as a Fellow Member of the National Association of Estate Agents (now Propertymark).
I believe the industry’s evolution is positive, allowing seasoned professionals like myself, supported by eXp, to focus on delivering exceptional service directly, rather than managing staff on the High Street.

Since 1935, three generations of my family have loved Epsom, and my two sons are now the fourth to call this beautiful part of Surrey home.
I’ve been an estate agent since 1999, managing an agency in Tattenham Corner for 14 years before co-founding ‘The Local Agent’ in 2018. Now, I’m excited to relaunch my services under the eXp model within the Andrew Burn Property group, offering a highly personalised, expert approach that’s a refreshing alternative to traditional high street agencies.
I enjoy walking George, my playful cockapoo, training at CrossFit—where I met my partner Angela—and being part of the vibrant Epsom community.
I’ve supported Sutton & Epsom rugby since childhood, love playing golf at Epsom Golf Club, and recently discovered a new passion for motorcycle riding.
When I’m not working or out in the community, I enjoy cooking, reading, coffee, and indulging in chocolate.
